From buyer brief to a three-project shortlist
Buyers do not want 40 launches. They want three that fit. A repeatable way to build that shortlist fast.
An off-plan buyer usually gives you four things: budget, bedrooms, area and when they want the keys. Most agents answer by sending every launch they have been briefed on that week. The buyer stops reading after the second PDF.
Filter before you pitch
- Budget: include the payment plan, not just the price. A buyer at 2.4M may fit a 2.6M unit with a 60/40 plan.
- Bedrooms and layout: check what is actually still available, not what launched.
- Area: keep the district they asked for and one adjacent option at most.
- Handover: rule out anything outside their window. An investor wanting rental income in 2027 does not want a 2031 handover.
Send three, explained
Pick the best three and say in one line why each fits: price against budget, plan, handover, developer track record. A short branded brochure with those three beats a folder of 20.
Keep it on the lead
Save the shortlist on the lead record. When the buyer comes back in two weeks, whoever picks it up sees what was sent and why.
Antox puts every lead in one inbox, routes it in seconds and matches the brief against 3,300 off-plan projects.
